Okay. So, I have so many people calling me who are relocating here, and I broke down the seven steps that you must know when moving to Port Orchard Washington.

So we’re going to get right into it. First step. You gotta me a call. So we definitely got a phone call going. Just reach out to me anytime. You can even send me a text message, or however you want to get a hold of me. It’s Just going to give us a quick little brief introduction. I’ll get to know what your needs are, and your situation. And that’ll allow me to take the proper steps and getting the process going. Whether your 30 days out from moving to Port Orchard or your maybe 12 months, the sooner the better. So we’ll make sure that everything is a nice seamless transition for when you are ready to make that move. Moving can be very stressful.

And especially when you don’t know anything about the area you’re going to. So, I’ve had clients call me after months of searching and they wish they would’ve called me the very first day. So, I will eliminate a lot of your stresses when moving here.

But that goes right into number two, which is we’re gonna set up a zoom video call. What that allows me to do is it allows us to all see each other face to face. I will be able to walk you through the process and get to know what your needs and wants are for the perfect home that you’re looking for. Maybe you want to live close to work, maybe you want to live in great school districts, maybe you want to live near family.

It doesn’t really matter to me what your scenario is because I will be able to find you the perfect house for what you’re looking for. But this really is the first big step in the process that we set up. So that way we’re all on the same page. We could actually even record the call so that way we always have it in your file. We can always reference that back, but things are always going to change too. So, don’t feel like you need to be stuck to that. But, this is just a great way for us to get to know each other on a little bit of a higher level.

And it’s been cool. I’ve Had a lot of great

conversations with clients via video and I just get to really understand what you’re looking for, which goes right into number three. I am going to build you out a custom property search.

 So, once we do our introductions and get to know each other a little better, I will be able to really build out a custom home property search, which will send you directly the homes of what you’re looking for. Then I ask you to favorite them.  So, then I can really start honing in on what you like and it allows me to see what homes you’re favoriting so that way when you are ready to come out to the Port Orchard or surrounding area, I will be able to show you the homes that you are exactly looking for, And that fit your criteria. The thing is, is a lot of people want to search through Zillow, Redfin, those are useful tools but they’re not as good as the ones that I have that actually syndicate directly with the MLS.

 So I am going to be able to find out what exactly you’re looking for through that search and it just helps you, and it also is going to notify you with price drops and keep you up to date with everything you’re searching.

 Okay. So you’ve called me, we’ve been talking on the phone, you’re looking at houses. The next step, number four, we’re going to set up your tour dates. Now it’s not applicable to everybody, but the majority of my clients have come and I’ve given them a tour of the locations they really enjoy. Or they might find out that it’s not an area they like.

Because almost nine out of 10 people that think they want to move to a specific area end up choosing a different area after I take them on their tour. What I want to do is I want to really understand what your wants and needs are, what type of lifestyle and community you want to live in.

Then I’ll really hone in, drive you through those areas. If there’s some houses that you’re really liking, I’ll take you into a couple of houses, let you see what kind of, what the value of the homes are worth with what kind of budget you’re working for.

 And it just allows you to really see it firsthand because I can only show so much through my video platform and YouTube. But this is just a fantastic way for you to see the area that you’re looking to move into.

Okay. So step number five is actually one of the most important steps and it is setting up your lending

So, like I said before, whether your one month or one year or two years away from buying, the most important step is talking to a local trusted lender. There are so many different programs out there, whether it’s a percentage of amount of money down, or maybe you need a specific credit score.

All of those are going to be variables that go into the type of loan that you do qualify for. But the only person that’s going to be able to answer those questions is my local trusted lender that I work so closely with.

And I would say even before getting the process started, this probably should be step number one, besides calling me, talking to the lender is so important because what it does is it gives you vision into what kind of home you can afford comfortably.

But it also gets you in the best position to buy a home when That time comes up. Because I get so many people that wait to talk to the lender then it’s always a rush. That five minute phone call with my lender might actually save you a lot of money in the long run because say you’re on the cusp of a credit score that can save you a 1% interest, that could cost you a lot of money in the long run.

 And it doesn’t cost you any money to work with the lender or talk with them and they’re not gonna make you buy a house. I think that’s what a lot of people feel like they’re being forced to buy something, and that is just not the case. It is a 5 minute informational phone call with the experts on the home loans.

We got to get you over to my trusted lender and at least build a nice framework of what you can do or what you might need for when the time is right. People think of lending and it’s a hard pull on your credit and it’s just not like that. This is simply like a five minute conversation with him just to find out where you’re at. You might be surprised that you can afford a little bit more of a house or maybe you can’t afford the house you thought and it just gets everyone on the same page.

And step number six is just getting you through the buying process. That’s where I come in. I take care of it. It’s so stressful for you to move here and take care of everything that’s coming with you and the people coming with you, the buying process is what I guide you through.

So let’s go through the buying process. So once you guys come out and we identify that perfect home that you’re looking to purchase, you know whether it’s going to be the home that you live in forever or maybe turn in into an investment property.  But I am passionate about helping everybody move to the home that they want to get to. So what happens is once we identify that property, I will draft the perfect offer that is going to help get your offer accepted.

Next we’ll go through our inspection period process, which usually is 10 days. That allows You to do all of your inspections that you want to have done. Once we get the reports back from the inspector, I’am able to negotiate those repairs to make sure that you’re comfortable moving forward. To have a nice safe, livable home seems like a lot, right? And that’s what I do on this side. So yes, moving anywhere can be stressful and I want that to be as easy as possible.

Step #7. Is getting the keys to your new home, which is always the most exciting part. All of the searching and hard work has paid off. You will also want to make sure that you have all the utilities turned on the home as well.
